This transaction involves an expansive infill site that has served as Yamaha’s national headquarters since 1979. The specific financial terms of the transaction were not disclosed.
The extensive campus is located in Cypress, an Orange County city that integrates residential, commercial, and industrial land uses. The property is zoned for industrial use and features three distinct buildings, designed to accommodate various operational requirements. These structures include a dedicated industrial building, a versatile flex space, and an office building. Collectively, these facilities encompass approximately 278,964 square feet of functional area. The campus occupies an entire city block, providing comprehensive access with three distinct entry and exit points from primary roadways: Katella Avenue, Holder Street, and Yamaha Way. Such characteristics are often valued in infill industrial properties, contributing to operational efficiency and site prominence.
This divestiture by Yamaha Motor Corp. U.S.A. aligns with the company’s previously announced corporate relocation. Yamaha is in the process of moving its U.S. headquarters to Kennesaw, Georgia. Despite the change in ownership, Yamaha will maintain an operational presence at the Cypress campus for a defined period through a lease-back agreement. Under this arrangement, Yamaha will lease the entire property from the new owner, with the lease term scheduled to extend through December 31, 2028. This agreement facilitates a structured transition for Yamaha while providing the new property owner with a stable, income-generating asset in the immediate future.
