In an off-market commercial transaction in coastal Orange County, Los Angeles-based real estate investment and development firm Dunleer has finalized the $8.23-million sale of Talbert Industrial Park in Huntington Beach, as Connect CRE reported. The newly renovated property comprises two small-bay industrial buildings totaling 22,383 square feet at 7602 Talbert Ave. The final closing figure equates to approximately $367 per square foot, establishing one of the highest per-square-foot valuation metrics recorded for comparable small-bay industrial assets within the Huntington Beach submarket.
The industrial asset was acquired by Dunleer in 2024. Immediately following that acquisition, the Los Angeles private investment and development firm put into place a dedicated value-add operational strategy. That improvement program focused specifically on enhancing the overall physical functionality of the facility, elevating the day-to-day tenant experience across the property, and boosting the asset's overall appeal to commercial users in the market. The resulting multi-tenant structure caters to businesses seeking functional, small-bay industrial space in a tightly held coastal trade area.
Detailing the transaction and the asset's local positioning, Dunleer Chief Executive Officer BJ Turner told Connect CRE that finding industrial properties situated west of Interstate 405 within prime Orange County markets remains exceptionally difficult. Turner highlighted the surrounding economic demographics, noting an average annual household income exceeding $145,000 within a five-mile radius of the 7602 Talbert Ave. site. Turner pointed to those surrounding demographics as a key factor making the complex a highly desirable multi-tenant industrial location within the broader Southern California region.
Brokerage representation for the selling entity was handled by Carter Hadley and Alexander Harrold of Matthews Real Estate Investment Services, who represented Dunleer throughout the transaction. The buyer acquiring the two-building Huntington Beach property is an undisclosed private real estate investor based in San Diego.
The reporting on the transaction was overseen by Connect Commercial Real Estate Senior Content Director Paul Bubny, who brings more than 19 years of commercial real estate coverage and over 35 years of business-to-business journalism experience to the publication. In his role overseeing daily operations and regional market coverage, Bubny tracks commercial property transactions across all real estate asset types, managing the production of 11 to 15 daily news stories as well as long-form commercial real estate content. Prior to his work with Connect Commercial Real Estate, Bubny served as Managing Editor for Real Estate Forum and GlobeSt.com under American Lawyer Media, held Editor in Chief roles across four national trade publications, and has served since 1999 as a volunteer newsletter editor for passenger rail advocacy organizations.
With the off-market sale now closed at $8.23 million, ownership of the 22,383-square-foot industrial facility officially transfers from Los Angeles-based Dunleer to the San Diego-based private investor, concluding the value-add business plan initiated by Dunleer following its 2024 acquisition.
