DAUM Commercial Real Estate Services has completed the off-market sale of a 29,932-square-foot industrial warehouse facility located in Santa Ana, within Orange County’s Airport Area submarket. The specific sale price for this transaction was not disclosed.

The successful completion of this sale involved a team of brokers from DAUM Commercial Real Estate Services. Executive Vice Presidents Mike Barreiro and Devin Ray, along with associate Zack Homsy, from DAUM’s Orange County office, provided representation for the seller. Additionally, Executive Vice President David Freitag and associates Ben Andrews and Sam Andrews, from DAUM’s Los Angeles office, were part of the team that represented the seller and also successfully procured the buyer for the industrial property.

The acquiring entity is an established global retailer and e-commerce wholesaler specializing in currency collectibles and numismatic supplies. This buyer intends to utilize the newly acquired Santa Ana property as its new corporate headquarters. Mike Barreiro, an Executive Vice President with DAUM’s Orange County office, affirmed the buyer's global operational scope, noting, "The buyer serves collectors and customers around the world and will use the property as its new corporate headquarters."

Several specific features of the industrial warehouse were identified as aligning with the buyer’s operational requirements. The facility includes a 20-foot clear height, which is often sought after for efficient warehousing and distribution activities. It also provides an oversized secured yard, offering significant external space and enhanced security. The property is equipped with both dock-high and ground-level loading capabilities, designed to facilitate efficient logistics for diverse types of shipments. Furthermore, substantial electrical power infrastructure was a key attribute, positioned to support the growing e-commerce and distribution operations of the new owner.

This transaction was conducted as an off-market deal, meaning the property was not publicly listed for sale. Barreiro highlighted the nature of such transactions in the current commercial real estate landscape, indicating that some of the most favorable industrial property opportunities frequently emerge from established professional relationships. He suggested that successful acquisitions, particularly for prime industrial assets, sometimes materialize from understanding which property owners are receptive to discussions about a sale before a building formally enters the market. The acquisition is set to support the buyer's ongoing expansion and operational demands within Orange County.
